Signs of deferred maintenance are the kiss of death. If it’s broken, fix it. Most Buyers tend to dread repairs, assuming it will cost 2-3 times what it actually costs to fix them. If they remain interested, Buyers will deduct this amount from their offer.
More often, Buyers assume evidence of needed repairs suggests your home has not been well-maintained, and that there are likely to be other potentially bigger problems they can’t see.
