The long tail (defined: The Long Tail or long tail refers to the statistical property that a larger share of population rests within the tail of a probability distribution than observed under a 'normal' or Gaussian distribution.) theory tells us that although there is a large mass of users searching for the most generic terms, there is an even larger group of valuable long tail of users searching for even more specific information. These are those buyers that have done their homework and know what area, neighborhood, school district, etc…they want to live in.
